removal of vehicles and heavy equipment?

my dad and i were on the deed of my house.he does not live here.we had a falling out over a racial issue and he signed over the house to me.on the deed it states that he would remove all his vehicles ,equipment and personal property in a year (giving him time to get it all all gone ) and he signed it.now the year is over and he has not removed anything.my question is if he signed it and had ample time (1 year) can i dispose of his junk?

Most states have abandonment laws, basically it is something like….
if an owner of property stores or leaves someone in possession of that property for a period of 6 months longer than specified in an agreement, the property will pass into ownership of the current possessor of the property provided that the current possessor can show that REASONABLE attempts have been made to advise the original owner of the intent to dispose /remove/sell the property.
This usually means you need to write to the owner (registered mail) and advise them of your intentions. give them a reasonable length of time to reply (2weeks depending on circumstances) and then at that time you may treat the property as yours.
Best bet is to write to the owner notifying them of your intent, and then after the reasonable period you take the property to the police as lost and then if the owner does not pick up the property it will be yours in 6 months.
